R90 Million Mambos Distribution Centre Set to Strengthen Cape Town Retailer’s National Expansion. Spear REIT is investing R90 million in a new 7,150m² national distribution centre for Mambos Storage & Home in Blackheath, Cape Town, with construction expected to strengthen the retailer’s warehousing and logistics capacity.
The purpose-built facility will also accommodate Mambos’ head office and supply-chain operations. The development forms part of a long-term agreement between Spear and Mambos and comes as the retailer continues to expand its store network across South Africa.
Spear head of leasing James Bylos said the project was developed through an ongoing relationship with Mambos and an understanding of the retailer’s operational requirements.
The new facility will provide additional warehousing capacity, upgraded operational infrastructure and improved logistics functionality. These features are intended to support increased volumes, improve distribution efficiency and provide capacity for future growth.
Mambos Storage & Home CEO Demetre Nikolopoulos said the Blackheath property is important to the company’s operations because it currently serves as both its head office and national distribution hub.
According to Nikolopoulos, the new development will provide additional capacity and operational efficiencies as the business continues to grow.
Spear CEO Quintin Rossi said the investment comes amid continued demand for well-located industrial property in the Western Cape.
He identified Blackheath’s location, access to major transport routes and proximity to Cape Town International Airport as factors supporting its position as an industrial and logistics hub.
Rossi said the development is also part of Spear’s active asset-management strategy, which seeks to unlock value within its existing portfolio while maintaining long-term income streams.
Blackheath has experienced demand from logistics, warehousing and distribution operators, according to Spear. The company said limited availability of appropriately zoned land and quality industrial stock, alongside occupier demand, has supported the area’s position within the Western Cape industrial market.
Development work began on 1 August 2026, with completion anticipated in mid-2027.
Once completed, the facility is expected to expand Mambos’ warehousing and distribution capabilities. The project will also represent a further investment by Spear in its existing Western Cape property portfolio.
For Mambos, the new distribution centre will serve as an expanded national logistics base, while Spear said the development will support its strategy of working with tenants on property solutions that respond to changing operational requirements.
