R76 Million Nonesi Mall Upgrade Adds New Retail and Banking Tenants in Komani. Vukile Property Fund has opened a R76.1 million extension and refurbishment at Nonesi Mall in Komani, Eastern Cape, adding 3,100 square metres of fully pre-let retail space.
The redevelopment has expanded the mall’s offering while introducing new retail and financial services for shoppers in the surrounding community.
The project repurposed previously underused parking space at the front of the mall. Vukile said customer analytics and insights into the needs of shoppers in the area informed the redevelopment and tenant mix.
Four new tenants have been introduced through the extension: OBC Better Butchery, Dis-Chem Pharmacy, Standard Bank and Absa Bank.
The new tenants join existing retailers at Nonesi Mall, including Game, Checkers, Boxer Superstores, Woolworths and Jet.
The redevelopment has also resulted in changes among existing tenants. Clicks has been relocated and refurbished, while Edgars has joined the mall and Sidestep has expanded its presence.
According to Vukile, the changes are intended to broaden the mall’s retail and services offering.
The property fund expects the redevelopment to deliver a 9.5% net operating income yield as part of its strategy of investing in asset management initiatives across its retail portfolio.
The project has also generated employment opportunities during its development. Vukile reported that 356 employment opportunities were created, including 174 for people from the local community.
Approximately R39.7 million was spent on subcontractors and materials during the project. Of this amount, R12.5 million went to businesses in the local community, while a further R26.6 million was spent elsewhere in the Eastern Cape.
Vukile said this meant 98.5% of project expenditure remained within the province.
The extension was officially launched on 13 August 2026 under the banner “Sikhulile”, meaning “We’ve grown”. Tenants, project partners and other stakeholders attended the opening.
The redevelopment builds on Nonesi Mall’s existing retail offering while adding new shopping, banking and pharmacy services to the centre in Komani.
